NOLA Maid Easy cleaner arriving for a move out cleaning in New Orleans, LA

Move out cleaning New Orleans renters book with us when the boxes are gone, the keys are due, and somebody else is about to walk through the place with a flashlight and a deduction list. We clean the empty unit inside and out — oven, fridge, every cabinet, every closet shelf — at a flat price you see online before you commit to a thing.

New Orleans move-outs don't look like suburban ones. Half our jobs are in a side of a shotgun double, an upstairs unit with a staircase that barely fits a vacuum, or an apartment where the building wants to know exactly when anybody is using the freight elevator. The other half are landlords and property managers turning a unit between tenants who need it photo-ready by Monday. Either way, the clean is the same. The logistics are what change, and that's most of what this page is about.

One thing that's true in every neighborhood: an empty New Orleans apartment with the AC turned off gets musty fast. A week of August with the thermostat at 85 and you'll find mildew on the bathroom ceiling, the caulk around the tub and the back wall of the closet. We check those spots on every move-out because the next person to open the door will.

Move out cleaning New Orleans — what's included

This isn't a regular visit done in an empty room. A move-out is the inside of everything, and it's priced that way from the start.

The kitchen, opened up

Oven interior, racks and door glass. Fridge and freezer emptied of shelves and drawers, washed, gasket wiped, left propped open. Every cabinet and drawer inside and out, cabinet tops, range hood and filter, backsplash, sink and disposal flange, dishwasher door and edges.

Bathrooms to inspection level

Shower and tub scrubbed, grout brushed, glass descaled, toilet including the base and bolt caps, vanity and medicine cabinet inside, exhaust fan cover, mirror, and the floor by hand along the edges where a mop never reaches.

Every room, wall to wall

Closet shelves, rods and floors. Baseboards the whole way around, including the stretch that was behind the bookcase. Blinds slat by slat, window sills and tracks, ceiling fan blades, door frames and tops of doors.

What an inspector touches

Switch plates, outlet covers, door handles, AC return grilles, scuffs spot-cleaned where the paint can take it, and the floor where the fridge and stove stood. Hard floors vacuumed then mopped; carpet vacuumed edge to edge.

Compared with a standard house cleaning, the big difference is the insides: oven, fridge and cabinet interiors are add-ons on a regular visit and included on a move-out. Interior windows are still an add-on — check the box in the estimator if your lease or your buyer cares about them.

A unit left rough — a greasy hood over a gas range, a litter-box corner, a bathroom nobody scrubbed in the last year of the lease — moves the number, and the estimator shows you that move before you book. Once we've quoted it, that's the price. Put it next to a month of New Orleans rent sitting in a landlord's account and it usually makes sense on its own.

The deposit, and what decides it

Louisiana law gives landlords a month to return it. In that month somebody compares the unit to the move-in photos and writes down what's wrong. Paint, nail holes and carpet wear are their own conversation. Dirt is the line item you can erase before it gets written.

What we've learned from New Orleans property managers' checklists over a lot of turnovers:

  • The oven floor gets looked at first. Burnt sugar and cheese from years of pizza night is the most common cleaning charge we hear about.
  • The fridge smell — a closed, unplugged fridge sours in a few days in this heat. We clean it and leave the door propped.
  • Old-house bathrooms — hexagon tile, clawfoot tubs and pedestal sinks hold grime in every joint. They get a brush, not a sponge.
  • Window tracks and sills in old double-hung windows, full of grit from Magazine Street traffic or the last parade season.
  • Floors at the edges — heart-pine planks with gaps that trap dust, and the corners behind radiators and old gas heaters.

When we finish, walk it and take your own photos — oven door open, fridge door open, every room from the doorway. If your landlord handed you a move-out checklist, send it to us with the booking and the crew will work from it.

New Orleans neighborhoods and the move-outs they produce

  • Uptown, the University area and Carrollton — student leases around Tulane and Loyola end in a rush in May and again in August. Lots of shotgun doubles and converted upstairs units off Freret, Broadway and Maple. When the other side of the double is still occupied, we keep the noise and the shared porch in mind.
  • Upstairs apartments all over the city — narrow, steep stairs that won't take much. Our crews carry a compact kit up in one trip and work top floor down. Book us after the movers have cleared the stairwell, not during.
  • French Quarter and the Marigny — condos inside old buildings with HOA move-out rules, set hours, and very little room for a vehicle to stop. Send us the HOA rules and any loading-zone window you've arranged, and we'll time the crew around it.
  • Warehouse District and CBD — apartment buildings where move-outs mean a freight elevator reservation and a check-in at the front desk. Your reservation window becomes our schedule.
  • Mid-City and Bayou St. John — raised houses and doubles where the back rooms trap humidity. Closet walls and bathroom ceilings get checked for mildew before we call it done.
  • Lakeview and Gentilly — more single-family houses, more sellers than renters. These are often listing cleans with a closing date attached.

Timing it: movers, keys and the lockbox

The best day for the clean is the day after the movers. Boxes are out, the dolly scuffs are already on the floor so we clean them once, and the crew isn't working around a truck crew. If you have to do both on the same day, book the clean for the afternoon and tell us the movers' start time, so we arrive after the last load, not in the middle of it.

A lot of New Orleans renters are already on the road by cleaning day — the semester's over, the new job starts Monday. That's fine. Leave us the lockbox code or gate instructions in the booking notes. We text when we arrive, text again with photos when we leave, and put the key back in the box for your landlord the same afternoon. You don't have to fly back for the walkthrough to have proof the place was clean.

For landlords and property managers turning a unit, the order flips: tenant out, our clean, then your photos and listing. Tell us the date the new tenant gets keys and we'll fit the clean in front of it. If you're the one moving in somewhere new across town, the move-in cleaning in New Orleans page covers the other end.

Why New Orleans renters and landlords book us

A real flat price

The number online is the number on cleaning day. Nobody looks at your oven and starts renegotiating at the door.

Employees, not app contractors

Background-checked cleaners who work for us, licensed, insured and bonded in Louisiana. If something gets damaged, you call one company.

Built for empty units

Move-outs are their own checklist, not a regular clean with extra time. Insides of appliances and cabinets are in the price from the start.

You don't have to be there

Lockbox, building desk, or property manager — we work with whoever has the key and send you photos when it's done.

How to book move out cleaning in New Orleans

  1. Get the price. Pick move-in/move-out in the estimator, enter size, bathrooms and condition, check any add-ons like interior windows.
  2. Pick the day after your movers. Your date is confirmed on the spot. The $50 deposit holds it and comes off the total; the rest is charged the morning of the cleaning.
  3. Leave us the way in. Lockbox code, freight elevator window, HOA rules, landlord checklist — put it all in the notes. We clean, send photos, and hand the key back where you tell us.

Move out cleaning New Orleans — questions we get on the phone

How much does move out cleaning in New Orleans cost?

It's a flat price by size and condition. For a place in normal shape: about $368 for 1,200 sq ft with one bath, about $540 for 1,800 sq ft with two baths, and about $763 for 2,500 sq ft with three baths. The inside of the oven, fridge and cabinets is already in that number. Run the estimator for your exact unit — it takes about a minute and shows the price before you book.

My lease ends May 31 and so does everybody else's. How early should I book?

As soon as you know your move date. Late May and the last week of July into August are when Tulane and Loyola leases turn over all at once, and those days fill first. Booking holds your date with a $50 deposit that comes off the total, and you can reschedule free up to 48 hours out if the movers shift.

I live in half of a double and my neighbor is still home. Is that a problem?

Not at all. We work inside your side only, keep the shared porch and steps clear, and don't run equipment before a reasonable hour. If the two sides share a water heater or a breaker, let us know in the booking notes so we don't trip anything that affects them.

Does the apartment need to be empty and the power on?

Yes to both. Furniture and boxes out, so we can get the floor under the bed and behind the couch, and lights plus running hot water so we can actually clean. If the utilities are switching names that week, keep them in yours through the cleaning day.

I'm already back home in another state. Can you do it with a lockbox?

That's a lot of our New Orleans move-outs. Put the lockbox code or building instructions in the booking notes, we text when the crew arrives and send photos when we're done, and the key goes back in the box for your landlord or property manager the same day.

My building makes you reserve the freight elevator. Who handles that?

You or your property manager book it, because the building only takes reservations from residents or management. Tell us the window you got and we'll schedule the crew inside it. Same idea for French Quarter and Marigny condos with HOA move-out hours — send us the rules and we'll work within them.

Will a move out cleaning get my whole deposit back?

Cleaning is the part of the deposit you control, and we clean to the standard a property manager checks. We can't promise what a landlord decides about wall damage, carpet wear or anything that isn't cleaning. Louisiana law gives landlords a month to return it, so take your own photos the day we finish.

Do you clean houses for sellers before a listing goes up?

Yes. A listing clean is priced the same way as a move-out, by size and condition, and works whether the house is empty or still staged. Most sellers book it for the day before the photographer comes.

For property managers and sellers: getting a unit photo-ready

A tenant's move-out clean and a landlord's turnover clean are the same work with a different goal. The tenant wants to stop a deduction. You want listing photos that rent the place in a week. That means a few things matter more to you than to anybody else.

Light. Photos of an empty New Orleans apartment are mostly floor, windows and kitchen. We pay extra attention to the floors catching light — haze left on heart pine from the wrong cleaner shows up in every wide shot — and the kitchen counters, faucet and stainless fronts. If the windows matter for your shots, add interior windows in the estimator.

Smell. A prospective tenant decides in the first ten seconds. Fridge cleaned and propped open, drains flushed, bathroom exhaust fan cover cleaned, and the AC left where you tell us so the unit doesn't go musty between our clean and the first showing.

Sellers get the same treatment. A listing clean before the photographer is priced like a move-out, by size and condition, and works whether the house is empty or still staged. If the house is still lived in and you just want it sharp for showings, a deep cleaning in New Orleans is usually the better fit.

What we need from you on any New Orleans move-out

  • Empty unit — furniture, boxes and the junk pile by the back door out before we arrive.
  • Utilities on — power, hot water and AC through the end of cleaning day.
  • Access details — lockbox code, gate, front desk, or freight elevator window.
  • Building or HOA rules — move-out hours, where a vehicle can stop, anything the board cares about.
  • Your checklist — if the lease or the property manager has one, send it.
