Most cleaning companies price an apartment by square footage and then act surprised when it runs long. Square footage is the wrong unit. Bathrooms, kitchens and floors are where the hours go, and an apartment is mostly bathroom, kitchen and floor.
So we price apartments on what is in them. A studio with a full kitchen and a tub is not cheaper than a one-bedroom with a shower stall just because it has fewer walls.
Three different jobs people call apartment cleaning
Recurring
Every week or every other week, same two cleaners, a flat rate that does not move. The rate is the same as a one-off, but the unit never gets bad enough to need the deep-clean version, which is where the real money is.
One-time reset
You have let it go, or people are coming. No schedule attached and nobody will chase you afterward. If it has been a while it gets booked as a deep clean, which runs about forty per cent above the maintenance rate.
End of lease
A different scope entirely. This is aimed at the inspection sheet, not at how the place looks. See move-out cleaning for exactly what is included.
The deposit clean, honestly
New Orleans landlords and management companies are not subtle about what they deduct for, and it is almost always the same five things. If you are moving out, this is where the money is.
- Inside the oven and under the burner pans. The single most common deduction. It is also the one thing most people skip.
- The fridge, empty and wiped, including the gasket and the drip tray. A fridge left with a smell gets charged as a cleaning fee.
- Bathroom grout and the silicone bead around the tub. Pink or black in the caulk line reads as neglect even when the rest of the unit is spotless.
- Inside cabinets and drawers. Crumbs and liner residue. Twenty minutes of work, routinely a hundred-dollar deduction.
- Baseboards, AC vent covers and the inside of the window tracks. The tracks especially — in this city they hold a season of grit.
We do not promise you get your deposit back. Nobody honest can. We clean to the list the inspection actually uses, take photos when we finish, and send them to you so you have something to point at.

Garage guest spot, permit block or nothing at all. Say which. This is the single most common reason a first visit starts late in this city.

Roommates, splits and who we talk to
Plenty of our apartment clients are two or three people splitting a rate. It works fine. One person is the contact and holds the booking; everybody else can be on the text thread if you want. We are not going to chase three people about a schedule change.
If you are splitting an end-of-lease clean, sort out who is paying before the day rather than on the doorstep. We have watched that go badly enough times to mention it.

What we do not do in apartments
- Balconies and patios beyond a sweep. If the balcony needs washing, that is a different job.
- Anything on the other side of a locked door we were not told about. If a room is off limits, just say so.
- Hauling. We take our own trash out; we do not clear furniture, mattresses or the pile in the closet.
- Common areas, hallways and laundry rooms. Those belong to the building.

Apartment cleaning in New Orleans — what people ask
How much does it cost to clean an apartment in New Orleans?
Anything up to about 1,100 square feet is $180, which covers most studios and one-bedrooms. A 1,200 square foot two-bedroom is $210. End-of-lease cleans are a bigger scope and run about seventy-five per cent above the maintenance rate — $368 on that same 1,200 square foot unit. The full table is on the cleaning cost page.
Is there a minimum charge?
Yes — $180. A crew of two still has to load, drive, park and carry up whatever the unit measures. Below roughly 1,100 square feet everything prices at that floor, so a studio and a small one-bedroom often cost the same.
Do I need to be there?
No. Lockbox, a key on file, or you leave it with the front desk in a building that has one. We text on the way and again when the door is locked behind us.
Will this get my security deposit back?
We will not promise that, and be careful with anyone who does — the landlord decides, not the cleaner. What we do is clean to the list inspections actually use, photograph the result, and send you the photos so you are not arguing from memory.
Can you coordinate with my leasing office?
Yes, and we do it often. Give us the contact and the access arrangement and we will handle the scheduling directly with them.
What a standard apartment visit covers
Nothing here is an upsell. This is the baseline on every recurring visit, and the reason a small unit is not a thirty-minute job.
Kitchen
Counters and backsplash, sink and fixtures, cooktop and the front of the range, microwave inside and out, exterior of every cabinet and appliance, floor. Inside the oven and fridge are add-ons because not everyone wants them every time.
Bathrooms
Tub or shower including the walls, grout lines and the caulk bead, toilet inside and out plus behind the base, sink and counter, mirror, fixtures, floor. This is where most of the visit actually goes.
Living and bedrooms
Dusted top-down including sills, shelves, frames and fan blades. Under the bed and behind the sofa where the vacuum reaches. Mirrors and interior glass.
Floors throughout
Vacuumed, then mopped with the right product for what is actually down there. Hardwood and LVP get damp microfiber. Tile gets sections and clean water.
One thing worth knowing before you book
If the unit has not been cleaned in a long time, the first visit is not a maintenance clean and pricing it as one helps nobody. We will say so on the booking form rather than sending a crew to run out of time in your bathroom. After that first reset, an apartment this size stays level on almost no effort.
