A loft in the Cotton Mill or a condo at South Market is a specific kind of space, and most residential crews have never worked one. They bring a mop, they wet the concrete, and the owner spends a week looking at cloudy patches.
Between Julia Street and Fulton there are maybe a dozen recurring problems, and they repeat from building to building. Here is what we actually plan for.
What a converted warehouse does
Brick sheds, constantly
Exposed interior brick and old mortar give off a fine red-grey dust that lands on every flat surface and never stops. It gets vacuumed with a brush head, not wiped — wiping grinds it into the mortar joints.
Sealed concrete floors
Neutral cleaner, damp mop, and dried. Anything alkaline or acidic will dull a sealer and you cannot buff it back without a machine and a pro.
Fourteen-foot ceilings
Exposed ductwork, conduit, sprinkler heads and track lighting all collect. Reachable runs get done on a rotation rather than pretending they are clean.
Industrial windows
Big steel-frame units with deep sills and a lot of glass. They are the best thing in the unit and the fastest to look bad.
Open plan
One room means kitchen grease travels to the sofa and the bedding. Range hood and cooktop matter more here than in a house with walls.
Polished counters and waterfall edges
Stone gets stone cleaner. No vinegar, no citrus, nothing acidic on marble or on a honed surface — etching is permanent.

Building access, sorted before the day
This is the part that decides whether a Warehouse District booking runs smoothly, and it is worth five minutes at the start.
- Fob or callbox. Tell us which, and who answers if nobody is home. A crew waiting at a callbox is your slot burning.
- Freight elevator. Several buildings here require the service lift for anything with equipment and some want it reserved. If the desk needs a heads-up, we will make the call.
- Loading zone. Julia, Girod and Fulton are tight and enforced. We plan where the van sits rather than circling.
- Concierge and package rooms. If keys live at the desk, we will collect and return them — just put us on the approved list once.

Bedrooms, bathrooms, square footage, frequency. Open-plan lofts often price lower than owners expect, because bathroom count is what drives the number and most lofts only have one or two.
Short-term rental turnovers
A serious share of this neighbourhood is rented by the night, and a turnover is a different service from a clean. Fixed checkout-to-checkin window, linens stripped and remade, consumables restocked, and a photo set sent when we lock up so you can see the unit went out right.
Saints home weekends, Mardi Gras, Jazz Fest and the Sugar Bowl are the pinch points. Those dates get booked out early — if you own a unit here, get them on the calendar rather than calling on the Thursday. Full detail on the Airbnb turnover page.

What we do not do
- Exterior glass. In a building like this that is a rope-access trade, not a cleaning one.
- Machine polishing or resealing concrete. We clean the floor; restoring the sealer is a contractor job.
- Common areas, corridors, gyms and rooftop decks — those belong to the building.
- Anything above a two-step ladder, which in a fourteen-foot room means some of the ductwork stays out of reach. We will tell you what we could not get to.

Warehouse District cleaning — what people ask
How much does it cost to clean a loft in the Warehouse District?
Usually less than owners expect. A 1,200 square foot loft with one or two bathrooms is $210 for a maintenance clean; 1,600 square feet is $278. Bathroom count matters more than open floor area, which is why a big loft with two baths beats a three-bath house half its size. Full table on the cleaning cost page.
Can you clean sealed concrete floors safely?
Yes — neutral cleaner, damp mop, dried. Acidic and alkaline products dull a sealer, and once it is dulled the fix is a machine and a flooring contractor rather than another mopping.
Do you handle building fobs, the concierge and the freight elevator?
Yes. Tell us how access works once and we note it permanently. If the building wants the service elevator booked or the crew on an approved list, we will sort that with the desk directly.
Do you do same-day short-term rental turnovers?
Yes, within a fixed checkout-to-checkin window, including linens and restocking. Event weekends fill up well in advance, so standing dates are safer than calling on the day.

Kitchen
The whole open-plan kitchen: counters and waterfall edges with stone-safe product, backsplash, sink, cooktop, hood exterior and baffle face, microwave, cabinet and appliance fronts.
Bathrooms
Shower glass wet then dry, tile and grout, the caulk bead, toilet inside, outside and behind, vanity, mirror and fixtures. Bathroom count is what sets your price, so this is where the time goes.
Brick, concrete and height
Brick vacuumed with a brush head. Concrete damp-mopped with a neutral cleaner and dried. Reachable ductwork, conduit and track lighting on rotation.
Windows and sills
Interior glass on the steel-frame units, plus the deep sills that catch everything the brick gives off.
Recurring or one-off in a loft
Lofts drift faster than houses because the brick never stops shedding and there are no walls to contain it. A unit on a fortnightly schedule holds at the maintenance rate indefinitely. A unit cleaned twice a year almost always gets booked as a deep clean instead, which is about forty per cent more each time. Our per-visit rate does not change with frequency — what changes is which version of the clean your unit actually needs.
