A New Orleans house cleaning runs from $180 for a small apartment to around $620 for a four-thousand-square-foot house. Most homes we clean land between $210 and $420 a visit.
That is the honest short answer. The longer answer is that square footage sets the base and then four things move it: the number of bathrooms, what condition the house is in, whether this is a first clean or a maintenance visit, and any add-ons you pick. Everything below is the actual pricing, not a guide to it.
Standard prices by home size
These figures assume a normal, lived-in house with one or two bathrooms. Every price is flat — it is what you pay whether the crew finishes early or runs two hours long.

Note the shape of it. Below about 1,100 square feet everything prices at the $180 minimum, because a two-person crew still has to load, drive, park, carry up and set up regardless of how small the place is. Above that it climbs roughly in step with the floor area.
The four things that move your number
Bathrooms
The first two are included. Each bathroom after that adds $35. Bathrooms are the most labour-dense room in any house, which is why a 2,000 sq ft home with four baths costs more than one with two.
Condition
A well-kept house comes down 10%. A house with real buildup goes up 25%. Something genuinely severe we will not price online at all — we would rather look first than quote you a number we cannot honour.
Deep versus maintenance
A deep clean runs about 40% above the maintenance rate for the same house. It is the one that gets baseboards, inside appliances, vents, door tops and grout rather than surfaces.
Move-in / move-out
About 75% above the maintenance rate. It is the biggest number on the page for a reason: empty-house scope means inside every cabinet, drawer, oven, fridge and closet, and it is aimed at an inspection sheet rather than at how the place looks.
Add-ons, priced separately
None of these are bundled into the base number and none of them get added without you choosing them.
- Inside the oven — $30. The most common move-out deduction there is.
- Inside the fridge — $25, emptied, wiped, gasket and drip tray.
- Inside cabinets — $45. Pantry cabinets on their own, $25.
- Baseboards in detail — $45 on a maintenance visit. Already included in a deep clean.
- Dishes — $15. Wash and dry a load of laundry — $25. Folding — $25.

Why we do not quote by the hour
Hourly pricing puts you and the cleaner on opposite sides. Every minute they spend on your grout costs you money, so the incentive is to move fast and the incentive for a slow worker is to go slower. Neither of those is what you want.
A flat rate moves that risk onto us. If your house takes an hour longer than we estimated, that is our miscalculation and our cost, not a surprise on your invoice. It also means you know the number before anybody knocks, which is the whole point.
Does frequency change the price?
Not the per-visit rate, no — and we would rather say that plainly than dress it up. A biweekly visit and a one-off visit on the same house are the same figure.
What changes is the total. A house on a schedule never needs a deep clean again, so after the first visit you pay the maintenance rate permanently. A house cleaned twice a year is usually booked as a deep clean each time, because six months of a New Orleans summer is genuinely a deep-clean amount of dust. On a 2,000 square foot house that is the difference between $340 and $475 every single time.
So the saving is real, it just is not a discount. It comes from never letting the house get far enough away from you to need the expensive version.

What New Orleans adds that other cities do not
- Old housing stock. A 1,600 square foot centre-hall from 1910 has more surface in it than a 1,600 square foot house from 2005 — taller ceilings, deeper casings, transoms, more trim. It takes longer and the condition setting usually reflects that.
- Humidity. Bathroom ceilings, vent louvers and closets need attention here that they simply would not need in a dry climate.
- Parking and access. We do not charge for it, but it is a real cost, and it is the main reason there is a $180 floor.
- No geographic pricing. Uptown, Metairie, Gretna, Slidell and Covington all price identically. There is no bridge fee, no lake surcharge and no trip charge anywhere we work.

What is the average cost of house cleaning in New Orleans?
For a typical three-bedroom, two-bath house of around 1,800 square feet, a maintenance clean is $309 and a deep clean is $432. Smaller homes start at the $180 minimum. Larger homes climb from there — a 4,000 square foot house is $620 for a maintenance visit.
Do you charge by the hour or by the job?
By the job, always. You see a flat figure before you book and that is what you pay. If the house takes longer than we thought, that is our problem rather than a line on your invoice.
Is a recurring clean cheaper per visit than a one-time clean?
No, and we will not pretend otherwise — the per-visit rate is identical. What a schedule saves you is the deep clean. A house cleaned every two weeks stays at the maintenance rate indefinitely, while a house cleaned twice a year needs the deep-clean rate each time, which is roughly 40% more.
Why does a move-out clean cost so much more?
Because the scope is much larger. An empty house means inside every cabinet, drawer, closet, the oven and the fridge, plus the window tracks and the baseboards throughout. It runs about 75% above a maintenance visit and it is aimed at what a landlord or a buyer's inspection actually checks.
Do you charge extra for the Westbank, the Northshore or downtown?
No. There is no trip charge, no bridge fee and no lake surcharge. A house in Slidell, Gretna or Covington prices exactly the same as one in Metairie.
Should I tip the cleaners?
It is not expected and it is never built into the price. Plenty of clients do at the holidays or after a particularly rough first clean. If you do, it goes to the crew who did your house.
