River Ridge is mostly one thing: houses built between about 1955 and 1978, on slab, on lots big enough to have kept their trees. Brick ranches, a good number of split-levels, carports instead of garages, and a pecan or a live oak sitting over the roof.
That housing stock has a specific set of problems, and they are not the ones an Uptown double has. Nothing exotic — just consistent enough that we plan for them instead of discovering them.
What a River Ridge house throws at you
Carport doors
The door from the carport into the kitchen or the utility room takes more traffic than the front door ever will, and it is the one nobody cleans. Frame, handle, the wall beside it and the threshold. It goes on the list.
Pecan season
September through November a pecan drops shell, husk and a fine brown grit that gets walked in and ground into vinyl and tile. Entry mats and the first six feet of floor need more than a pass.
Levee grit
Close to the batture you get a gritty film on sills and outdoor-facing glass that is genuinely different from ordinary dust. It is abrasive. It gets lifted, not pushed around.
Original terrazzo and vinyl
Plenty of these houses still have their 1960s floors. Neutral cleaner and a damp pass. Harsh degreasers dull terrazzo and there is no undo.
Popcorn ceilings
Common in this era and they are dusted dry with a pole duster, never wiped wet. Wet on popcorn means you are now doing ceiling repair.
Utility rooms
The washer, dryer, water heater and deep freeze usually share one room off the carport. Lint and dust behind and under. Real work and part of the standard visit here.

Hickory Avenue and the blocks either side. Colonial Club and Fairfield. Citrus Road, Dorrington, Shrewsbury-adjacent streets, Jefferson Highway through to the Harahan line, and the streets running down toward the levee path. Elmwood on the commercial side.
Because we are ten minutes out, River Ridge gets first and second slots of the morning more often than not. If you want an 8am start, this is one of the easier areas in the metro to get it.

First visit versus the ones after
On a house that has had somebody in it for thirty years, the first clean is not the same job as the fourth. We would rather say that plainly than quote you a cheap first visit and then run out of time.
- Behind and under the appliances in the utility room. Usually the single biggest chunk of a first visit here.
- Window tracks and sills. Levee grit and thirty years of it. Once cleared they stay manageable.
- Vent registers. Ducted slab houses with the returns low on the wall collect a lot. We pull what comes off by hand.
- The carport threshold and door. Almost never been done. It makes a bigger visual difference than anything else on this list.

What we do not do
- Exterior windows above the first floor, or anything needing more than a two-step ladder.
- The carport slab, the driveway or the patio. That is pressure-washing and we do not do it.
- Attics, sheds and the back of the deep freeze if it means moving it. We will clean what we can reach safely.
- Wet-cleaning a popcorn ceiling. Dry dusting only — the alternative ends in a repair.

Yes, that is part of a standard visit here rather than an add-on. Lint and dust behind laundry appliances is the norm in these houses and it is worth doing properly.
Will you touch the popcorn ceilings?
Dry dusting with a pole duster only. Nothing wet ever goes on a popcorn ceiling — the texture releases and then it is a drywall job, not a cleaning one.

Kitchen
Counters, backsplash, sink, cooktop, range front, microwave in and out, cabinet exteriors, appliance fronts and the floor. On a River Ridge house that includes the carport door, its frame and the threshold.
Bathrooms
Tub and shower walls, grout and the caulk line, toilet inside, outside and behind, vanity, mirror, fixtures and floor.
Utility room
Washer and dryer exteriors, the tops and the reachable sides, lint around the base, the water heater surround and the floor. Standard here rather than an add-on.
Everything else
Top-down dusting including sills, blinds, fan blades and vent registers. Floors vacuumed and then mopped with the right product for terrazzo, vinyl, tile or wood.
Keys, dogs and the back gate
Most of our River Ridge clients are not home when we come, and that is completely normal. A carport keypad, a lockbox or a key we hold on file all work. We text when the crew leaves for your house and again once the door is locked.
If there is a dog, tell us the name and whether they are a jumper — almost always fine, we just like to know before the door opens. Same for a back gate with a trick latch. Show us once and it goes on the sheet permanently.
