Office cleaning New Orleans — NOLA Maid Easy commercial cleaning crew

Most office cleaning in New Orleans is sold the same way: a three-year agreement, a cheap first quarter, and a crew of subcontractors who are excellent for about eight weeks. By month five the kitchen bin is not going out nightly and nobody can tell you who was actually in the building last Tuesday.

We run it differently — employees rather than subs, a flat per-visit rate you can put in a budget, and month to month so the only thing keeping us is the work.

What a visit covers

Restrooms

Full clean and disinfect, dispensers restocked, floors done last. In a shared-floor building this is what your tenants judge you on.

Workstations and offices

Desk surfaces cleared of dust around your things, not through them. Monitors and keyboards dusted, not sprayed.

Kitchen and break area

Counters, sink, fridge exterior, microwave interior, tables and chairs, bins out every visit.

Reception and glass

Entry glass, interior partitions, reception counter. The first ninety seconds of a client’s visit happen here.

Floors

Vacuum and mop per visit. Hard-floor machine work on a rotation where traffic justifies it.

Conference rooms

Table, chairs, glass walls, and the whiteboard tray. Booked-solid rooms get it every visit, overflow rooms alternate.

Our crews work after hours, in one vehicle, with building access cards held on file — the same two people on your floor every visit.

Downtown buildings have rules, and we work inside them

A CBD or Warehouse District tower is not a suite on Veterans Boulevard. There is a loading dock, a building access card, a freight elevator with a window when it is actually available, and a security desk that wants to know who is in the building at 9pm.

None of that is an obstacle — it is just the job here. Tell us the building at the walkthrough and we schedule inside its constraints rather than discovering them on night one.

Pricing an office is a fifteen-minute conversation

The estimator below is built for houses — square footage, bathrooms, how lived-in the place is. A commercial space does not price that way and we are not going to pretend it does.

The honest route here is a short walkthrough. We look at how many desks and restrooms you actually run, which nights the building lets cleaners in, and whether the hard floors need machine work. You get a flat per-visit number the same day, and the visit is free.

How often offices book

ScheduleWhat drives it
NightlyClient-facing floors, shared restrooms, anywhere food is eaten at desks. Standard for most CBD tenants.
Three times a weekProfessional services offices with steady but not heavy footfall. The most common downtown choice.
Twice weeklySmaller suites, hybrid teams in two or three days a week.
Weekly plus daily binsFull clean weekly, a short nightly pass for restrooms and rubbish. Works well for hybrid offices on a tight budget.

Where we work

  • CBD — Poydras, Gravier and St. Charles towers. Dock access, freight lift windows, security sign-in.
  • Warehouse District — converted lofts and creative offices. Exposed brick, polished concrete and a lot of glass.
  • Uptown and Magazine Street — storefront suites, agencies, studios and small professional practices.
  • Mid-City — Tulane Avenue medical-adjacent offices and Canal Street suites.
  • Marigny and Bywater — small studios and converted commercial space.

Hybrid schedules changed the math

A lot of downtown offices are full on Tuesday, Wednesday and Thursday and nearly empty Monday and Friday. Paying for five nightly cleans on that pattern is money set on fire.

If that is your week, say so at the walkthrough. We will price three visits timed to the days that actually get used, and it usually saves more than switching vendors would.

What we do not do

  • Exterior or high-rise window cleaning — that is a rope-access trade.
  • Carpet extraction and floor stripping or sealing as a standing service. We will point you to who does.
  • Handling documents, mail, or anything on a desk that looks confidential. We clean around it.
  • Day porter coverage during business hours — our crews run after hours.

What a downtown night actually looks like

A CBD clean is scheduled around three things that have nothing to do with cleaning: when the dock closes, when the freight lift is free, and when security stops signing people in.

  • 6:00–6:30pm — crew checks in at the security desk with building-issued access cards. Names are on file with the building, not just with us.
  • Freight lift window — most Poydras and Gravier towers give after-hours vendors a set window. We work the floor furthest from the lift first so the last trip out is the shortest.
  • Restrooms before desks — shared-floor restrooms are what tenants complain about, so they get done while the crew is freshest, not last.
  • Bins out on the dock run — one trip, at the end, timed to when the dock is still manned.
  • Out before the desk changes — a crew that leaves after the security shift change becomes somebody else’s paperwork problem. We do not do that to your building manager.

Office cleaning New Orleans — questions we get

How much does office cleaning cost in New Orleans?

A small suite — reception, a few offices, a kitchen and two restrooms — typically runs $190 to $360 per visit. Frequency moves the number more than square footage does: nightly work prices lower per visit than weekly. You get a flat per-visit rate after a fifteen-minute walkthrough.

Do you clean CBD and Warehouse District buildings with loading dock access?

Yes. Most downtown towers route after-hours cleaners through the dock and the freight elevator with a building access card, and there is usually a window when the freight lift is available. Tell us the building at the walkthrough and we schedule inside it — that is a normal part of the job here, not an obstacle.

Are we locked into a contract?

No. Month to month. The whole janitorial industry runs on three-year auto-renewals with a cheap first quarter, and that is exactly why service falls off once the signature is dry. If we slip, you leave.

Do you work after hours?

Almost always. Most of our New Orleans offices are cleaned between 6pm and midnight. We hold alarm codes and access cards on file and the same crew works your floor each visit.

Are your cleaners employees or subcontractors?

W-2 employees, background-checked, on our insurance. Not app-sourced subcontractors. In a building where somebody has to be trusted with an access card and an alarm code after hours, that distinction is the entire product.

Do you supply paper products and soap?

We can, billed at cost, or we will use what you stock. Most offices prefer to keep buying their own and have us handle the restocking — either works.
