Linens, par levels, and what new hosts get wrong
The single biggest operational mistake we see is one set of linens per bed. One set means every turnover waits on a dryer, and a dryer is the thing that makes you miss a 3pm check-in. Two full sets per bed is the working minimum; three if the unit books back to back through festival season.
The second mistake is white-only towels with no backups. New Orleans guests bring makeup, sunscreen, and red drink. Keep a retired-towel bin and rotate stained ones out before they show up in a photo review rather than after.
Third: mattress protectors. They cost less than one claim and they turn a ruined mattress into a laundry load. We check them on every turnover and tell you when one needs replacing.
Access, keys, and the things that go wrong at 2pm
- Lockbox or smart lock — a code we can use without meeting anyone. Quarter courtyard gates often need a second code; give us both.
- A supply closet that locks — par stock lives on site, not in our van.
- Your checkout time in writing — if a guest lingers past 11, we need to know before the crew is on the sidewalk.
- Somewhere to put trash — pickup days differ block to block in the Quarter and Marigny, and a bin left on the curb the wrong day is a citation.
One local warning worth more than any cleaning tip: never leave food in a closed-up unit between guests. In this climate that's how a listing gets its first roach review, and that review outlives the guest by a year.
